Project Manager
My client is a prominent Commercial Construction Developer / G.C. in the Buffalo, NY area and is seeking an experienced Project Manager.
Responsibilities:
Organizing, supervising, scheduling and planning of multiple projects to maximize cost efficiency and motivate employees to complete each project assigned on time and under budget. Provide technical expertise on site cost estimates, negotiate contract change orders, establish project objectives, maintain policies and procedures and are responsible for all administration requirements and job cost as directed by VP of Construction. Typically manage 2 – 6 projects up to $25MM.
· Review job costs and schedule status with Superintendent weekly.
· Set up and attend all project job site meetings when required.
· Review job cost reports and schedule status information weekly. Notify Director of deficiencies to assess alternatives and select a corrective course of action. In addition, relay positive/negative information to field…”let them know the score”.
· Estimate and/or price out extra work, change orders or potential projects as required.
Relationships:
Report to Director and VP of Construction. Continuous communications with Contractors to determine problems, needs analysis and review overall scope of projects. Communicate with Executive management to discuss project development. Interface with engineering firms, contractors and government officials.
Continually coordinate during construction, with field superintendents, leasing, utilities, contractors and tenants. Develop and maintain professional relationship with clients, designers and contractors. Hold meetings with clients/tenants and contractor.
Supervises Superintendents, Field Technicians and all Project Field Forces, Subcontractors/Suppliers/ Provide clear direction, establish workable goals, instruct, guide, communicate and fairly evaluate all personnel at your direction. Project Managers manage multiple jobs at one time (depending on scope of each).
Requirements:
Minimum Associates degree in Construction Management preferred. Minimum 5 years of commercial construction management experience with either Commercial Real Estate Developer, G.C., Architectural or Engineering firm. Experience/expertise in construction of commercial properties including design and layout and management of contractors and subcontractors. Excellent communication and negotiation skills. Experience in costs, bid process & analysis. 5 years of field experience desired. Computer literate with a working knowledge of Contract Manager Software, spreadsheets, word processing and scheduling required.
Compensation:
Salary in the $50,000 to 65,000 range commensurate with education and experience + excellent benefits package.
